Furnace & Air Duct Cleaning in Langley & Fraser Valley
Did you know that regular cleaning is important for the proper maintenance and performance of any HVAC equipment? This means more than bimonthly filter cleaning – it means cleaning the entire system from coils to drain pain and all the metres of ductwork approximately every 14 to 24 months. You may wonder how you can do so safely and efficiently, and the answer is simple: call ADW Mainland Heat and Air Conditioning Inc. in Langley to come to your home and do it for you.
Duct Cleaning
People often ask us what we do and how we do it. First, we begin with the 2-step HI-TECH™ duct cleaning procedure.
STEP 1: THE HI-TECH ROTARY BRUSH
Using our powerful suction system, the technician will brush the inside walls, tops and bottoms of your ducts, removing all caked-on dirt and dust.
STEP 2: HI-TECH POWER WHIP
After your ducts have been brushed, our technician uses a rotary whip that snakes its way from your register to the main line, discharging compressed air in a 360º pattern. This ensures that even the smallest dust particles are removed from the duct. This rotary whip is the only device that will clean the damper and duct transition deep inside the duct system.
OTHER STEPS IN THE CLEANING PROCESS
The main lines of the system are cleaned with a large rectangular rotary brush and the reverse skipper, which discharges high-pressure air in a 360º pattern. This loosens the dirt and debris in the main lines so that it can then be vacuumed up.
The furnace and all combustion components are cleaned.
The heat exchanger is visually inspected for stress cracks and carbon monoxide leaks.
The fan and motor are cleaned and lubricated; and a multi-point system check is performed.
If the system has air conditioning, A.D.W MAINLAND HEAT & AIR trained technicians carefully clean both sides of the coil with high-pressure air. If required, a hot water wash and chemical bath are also performed. Some companies simply bypass the coil without cleaning it. But did you know that a 1/16” buildup of dirt on a coil can reduce efficiency by up to 21%?
ACCESS CLEAN-OUT POINTS
Access into the duct system is required for:
-
Brushing and compressed air cleaning of the main lines
-
Separating the duct system into cleaning zones
-
Isolating and protecting sensitive
-
furnace components
-
Cleaning the top and bottom of the air conditioning coil
Our technician will expertly cut any necessary access clean out openings into your duct system. After completing the duct cleaning and inspection, the technician will seal the duct system with removable Cap-plugs brand closures or removable metal access cover plates.

BENEFITS OF FURNACE CLEANING
Professional furnace cleaning in the Fraser Valley and surrounding area can provide a number of benefits to your home, including:
-
Improved energy efficiency
When your furnace isn’t working properly, it consumes excess power and raises your energy bills. Cleaning out your furnace will help it run efficiently.
-
Improved system performance
Due to nearly constant usage, your furnace’s efficiency decreases over time, but by cleaning the different parts of your furnace you can improve your system’s performance.
-
Less risk of costly repair services
Leaving dirt and other debris inside your furnace unit can lead to costly problems and repairs, but by cleaning your furnace you can avoid such issues.
-
More consistent temperatures
With a cleaned furnace, your home will have a constant flow of temperature that will keep your family comfortable and your energy bill consistent.
-
An extended life span for your heating system
Cleaning your furnace on a regular schedule will also help you extend the life of your heating system. Just like your teeth or car, the cleaner they are the longer they’ll last.
HOW OFTEN DO YOU NEED FURNACE CLEANING?
Depending on the type of furnace you have and the age of your furnace, you will need to get furnace cleaning at different times.
Furnaces older than 10 years
-
Older furnaces have many moving parts that are exposed to debris within the system.
It is recommended that you get your older furnaces cleaned once per year to ensure larger problems won’t develop.
Furnaces newer than 10 years
-
Newer furnaces have better technology running them; they often require less frequent maintenance than older units.
-
We recommend cleaning your newer furnace at least every 2 years to ensure it’s running at peak efficiency.
